
Brigade & Gruhas Launch Rs 300 Crore Earth Fund for PropTech & Sustainability

Brigade Group and ,Gruhas, the investment arm of Nikhil Kamath and Abhijeet Pai, have launched the Rs 300 crore Earth Fund to support startups in real estate technology and sustainability. The SEBI-registered Category II Alternative Investment Fund (AIF) includes a Rs 100 crore green shoe option and will invest in pre-Series A and Series A startups in real estate, construction, and sustainability.
The fund aims to invest $1-2 million per startup, focusing on PropTech, construction tech, real estate solutions, and asset utilization, alongside climate tech, clean tech, smart mobility, and energy solutions. It targets a portfolio of 10 to 15 startups, with provisions for follow-on investments.
Led by Nirupa Shankar, Joint MD, Brigade Enterprises; Abhijeet Pai, Co-Founder, Gruhas; Nikhil Kamath, Co-Founder, Gruhas and Zerodha; and Mohan Parvatikar, Independent Director, Zoiros Projects, the fund has already shortlisted potential startups, with investments expected to be announced soon.
Commenting on the initiative, Abhijeet Pai emphasized the need for innovation in real estate and construction, which remain among the least innovated industries globally.

We support PropTech and sustainability startups with funding, industry integration, and mentorship, bridging traditional real estate with emerging technologies to drive efficiency and urban transformation”, Pai stated.
Gruhas, a key player in PropTech, sustainability, and consumer investments, has backed over 50 companies to date. The Earth Fund aligns with its mission to accelerate innovation and sustainability in the built environment.
